what is an eicr@2x

What is an EICR?

An EICR is a comprehensive assessment of the electrical systems within a property, providing a detailed overview of their condition and peace of mind that a property is electrically safe. The EICR will establish whether your system is compliant with the current regulations. During an EICR the electrician will inspect the following:

  • Wiring
  • Fuse Board
  • Circuits
  • Earthing and bonding
  • Switches, sockets, power outlets, light fittings
Why do I need an EICR?

An EICR provides peace of mind that a home is electrically safe and, thankfully for homeowners, they are not expensive to carry out. In the same way as a boiler would be serviced every year, we recommend having an EICR carried out at the recommended intervals. Just like having your car MOT’d or your boiler serviced getting an EICR for your home will check to ensure your home electrics are safe.

Insurance Safety Change in usage of the domestic premises Age of the installation

As part of your building insurance policy you may be required may stipulate you follow best practices regarding electrical safety, in which case, you need an EICR. In some cases, insurance companies may refuse a claim that was the result of electrical faults if you failed to check and maintain your electrical systems.

Safety is paramount when it comes to electrical systems within a home. Over time, wear and tear, as well as the system ageing can compromise the safety of electrical installations in your home. An EICR will evaluate the condition of wiring, sockets, switches, and other electrical components, identifying potential hazards such as overloaded circuits, faulty wiring, or an outdated installation. By addressing these issues promptly, homeowners reduce the risk of electrical fires, shocks, and other accidents, ensuring the safety of their families and property.

If a property is going to be used as a rental property or is being prepared to be sold/purchased it is highly recommended that an EICR is carried out to ensure the property is electrically safe. Requesting an EICR on a property that is being purchased is the best way to find out if work needs to be carried out on the electrical system.

Older installations should be assessed more frequently due to wear and tear and potential deterioration of the electrics over time which can compromise the safety of the electrical installations.

How often should my home have an EICR?

Generally, for domestic installations that are in good condition, an EICR is recommended at least once every ten years for homeowners to check the condition of the electrical installation and ensure there is no deterioration. For private rental properties an EICR is required every 5 years.

An EICR provides peace of mind that a home is electrically safe and they are not expensive to carry out. In the same way as a boiler would be serviced every year, consider having an EICR carried out at the recommended intervals, the yearly cost of an EICR is extremely low when compared to the cost of an annual car service or annual boiler service but yet could save a sizeable sum of money as an EICR would pick up on a potential problem before it becomes a serious, costly issue.
